A Tale of Two Price Tags, BB9 Property Market — August 2026

If you’d stepped onto the high street in Pendle or wandered through the leafy lanes of Blacko exactly five years ago, the world felt very different. Back then, a loaf of bread was cheaper, and so was the roof over your head. But property isn't just about bricks; it’s about the lives moving inside them.

Imagine a young family living in a cosy terrace near Barkerhouse Road. Seven years ago, they might have bought their home for around £103,799. Today, that same home has grown in value by £17,589. That is a staggering 16.9% increase. Think of it this way: their house has effectively "earned" them enough money to buy a brand-new family car or pay for a decade of summer holidays, simply by sitting there.

What are people asking for?

Right now, if you look at the shiny posters in shop windows from Barrowford to the centre of Pendle, the average price tag you’ll see in the BB9 postcode is £179,381.

However, we’ve seen a bit of a wobble this month. Sellers have lowered their expectations slightly, with asking prices dropping by about £6,987 since July. It’s a bit like a shop having a summer sale; owners are pricing things a little more competitively to catch your eye. Typically, most homes in BB9 are currently listed between £100,000 and £385,000, which covers everything from a great starter flat to a lovely three-bedroom semi-detached house.

The Great Price Gap

Here is the most fascinating part of the BB9 story this month. There is a huge difference between the "sticker price" on websites like Rightmove and what people are actually handing over at the end of the deal.

The average price someone actually paid in the last year was £121,388. That means there is a gap of nearly £58,000 between what sellers hope to get and what buyers are willing to pay. It’s the property version of bartering at a market stall. While asking prices took a dip this month, the prices people are actually paying went up by £3,651. Even though the "advertised" prices are falling, the real money changing hands is actually increasing!

Is there much to choose from?

If you’re out house-hunting this weekend, you’ve got 197 homes to pick from across the BB9 area. Whether you’re looking for a barn conversion on Pasture Lane in Barrowford or a sturdy semi on Gisburn Road in Blacko, there is a decent amount of choice.

We are seeing about 38 sales every single month. That’s more than one family picking up their new keys every single day! We call this a "seller’s market," which is a fancy way of saying that even though there’s a gap in pricing, homes are still finding new owners at a very healthy rate.

The Bottom Line

Whether you are living in a grand house on Waterford Street or a terrace in the heart of the town, the BB9 property market is proving to be incredibly resilient. If you bought your home seven years ago, you are sitting on a very tidy sum of extra wealth.

Prices are finding their level, and while sellers are having to be more realistic with their initial "wish list" price, the actual value of property in our corner of Lancashire is still heading in the right direction.
