Have you ever wondered why that lovely stone-fronted terrace in Pendle or Colne seems to be snapped up the moment the "For Sale" sign hits the pavement, while some of the grander piles in places like Blacko take a little longer to find their new owners?
It feels a bit topsy-turvy, doesn't it? You’d think the biggest houses would be the ones making everyone the most money, but right now in the BB9 postcode, the "little guys" are actually the ones punching well above their weight.
I was chatting with a neighbour near Barkerhouse Road the other day who was shocked to learn that their modest home has actually grown in value, percentage-wise, much faster than some of the sprawling detached homes we see in the glossiest magazines. Let’s pull back the curtain on what’s happening in our neck of the woods this August.
The Great Balancing Act
Down in London, the big bosses at the Bank of England have kept the "base rate" (that's the number that decides how much the banks charge you to borrow money) at 3.75%. While that’s much better than it was a couple of years ago, it still means folks have to be a bit careful with their pennies.
Because prices for things in the shops are still rising by 2.8% (inflation), but wages are growing a bit faster at 3.5%, people in BB9 are feeling a bit more confident. However, that confidence is filtering down to different houses in very different ways.
What’s the Price Tag Today?
If you’re walking through Barrowford or checking out the leafy lanes of Blacko, the prices can vary wildly. Right now, if you want a detached house in BB9, you’re looking at an average price of £318,118.
Compare that to a semi-detached at £175,457. That gap of about £142,000 is huge—it’s essentially the price of another whole house and a fancy car! If you’re looking at a terraced house, the average is £94,075.
The 7-Year Surprise
Here is the bit that usually makes my neighbours drop their tea: since 2019, the "humble" terrace has been the absolute superstar of BB9.
- Terraced Houses: Have shot up by 22.5% (adding £17,286 to their value).
- Semi-Detached: Have grown by 17.4% (gaining £25,971).
- Detached Houses: Have grown by 15.7% (gaining £43,154).
Wait—did you spot that? Even though the detached houses gained more "total pounds" because they started at a higher price, the speed at which the terraces are growing is much faster. A terraced house has grown nearly 7% faster than a big detached house over the last seven years!
Why is this happening?
It all comes down to what people can afford. With mortgage approvals sitting at 58,200 nationally, people are definitely buying, but they are being sensible.
First-time buyers and young families are looking at BB9 and realising that a terrace or a semi offers incredible value. Because there are more people who can afford a £94,000 home than a £318,000 home, the demand for those smaller houses stays sky-high, which pushes the value up faster.
My Advice for your BB9 Home
If you own a terrace: You are sitting on a goldmine of demand. If you've been thinking of moving up the ladder, your home is likely worth much more than you realise compared to when you bought it.
If you own a detached home: Don't panic! While the growth percentage is slightly lower, you've still seen your home’s value jump by over £43,000 in seven years. With earnings growing, more buyers will be looking to "trade up" into your bracket soon.
If you’re buying: Look at those semis. With a 17.4% growth rate, they sit in the "sweet spot"—big enough for a family but growing faster than the top-end detached homes.
Looking ahead to the rest of 2026, I expect the BB9 market to stay firmly in favour of sellers. With only 197 properties for sale across the whole postcode, there simply isn't enough to go around!
