The Tug of War and the Winning Goal, Burnley Property Market — September 2026
I was wandering through Higham earlier this week, watching a local village tug-of-war competition. It struck me just how much that rope resembles what’s happening in the Burnley property market right now. You’ve got sellers pulling hard for the best price on one side, and buyers on the other, trying to keep their feet firmly on the ground.
Whether you are looking for a stone cottage in Newchurch in Pendle or a family home in Simonstone, the "rope" is moving in a very interesting direction this September.
The Sticker Price vs. The Handshake Price
Currently, the average price you’ll see on a "For Sale" sign across Burnley, BB12 is £177,309. To give you a feel for that, it’s roughly what you’d expect to pay for a lovely three-bedroom semi-detached home in a nice street here.
However, there’s a little secret in the numbers this month. While the price on the advert has dipped slightly (down by about £3,500 since last month), the amount of money people are actually handing over has shot up by over £23,000!
Did you know that in the last year, 403 homes changed hands in our area? That’s about 40 families moving into a new front door every single month.
The "Gap" in the Middle
You might notice that what people ask for and what they get aren't always the same. Right now, there is a gap of £4,560. This means sellers are generally asking for about 2.6% more than buyers are ultimately willing to pay.
It’s like listing a bicycle on Facebook for £100 but shaking hands at £97. It shows that while sellers are still in a strong position, buyers are making sure they get a fair deal before they sign on the dotted line.
Choice on the Shelves
If you were to go "window shopping" for a house today, there are 154 homes currently available to buy across the BB12 area. That’s a healthy amount of choice, but things are moving fast. About a quarter of all the homes on the market are being snapped up every month.
Whether it's a grand detached house in Barrowford Road (one recently sold for a whopping £1.67 million!) or a cosy terrace in the heart of town, the "sold" stickers are being reached for quite quickly.
The "Bricks and Mortar" Piggy Bank
This is my favourite part to share with neighbours because it’s such good news for homeowners. If you bought an average home in the Burnley area seven years ago, your "piggy bank" has grown significantly without you lifting a finger.
Back in 2019, the average home cost around £135,000. Today, that same home is worth roughly £181,549. That is an extra £46,023 in value. To put it simply: your home has "earned" you about £6,500 every year just by standing there! That’s 34% more wealth sitting in your bricks and mortar than you had seven years ago.
What does this mean for you?
It’s a bit of a "sweet spot" in Burnley right now. Sellers are still seeing their homes worth much more than in years gone by, and buyers are finding that sellers are becoming a little more realistic with their opening prices compared to last month.
