Hello there! Anthony Dawson here. If we were standing in the queue for a brew in Higham or perhaps bumping into each other on the high street in Padiham, I’d probably tell you that the property market right now feels a bit like a game of musical chairs—everyone is moving, but the music hasn't stopped yet.

Seven years ago, the average home around here was selling for about £136,687. Fast forward to today, and that same home is now worth £149,231. That means if you’ve lived in your BB12 home since 2019, you’ve effectively "earned" an extra £12,544 just by sleeping in your own bed. That’s enough for a brand-new car or a very fancy kitchen makeover, purely from the value of your bricks and mortar growing by 9.2%.

The Human Story Behind the Numbers

While I love a good spreadsheet, numbers don't tell the whole story. Behind the 493 sales we’ve seen in the BB12 postcode over the last year, there are nearly five hundred stories. There’s the family who moved into a stunning detached house on Barrowford Road for over £1.6 million, and the first-time buyers picking up their keys in Simonstone.

On average, about 51 homes are finding new owners every single month. That’s roughly 12 families every week packing up their lives into cardboard boxes and starting a new chapter.

What’s in the Shop Window?

Right now, if you scroll through the property apps, you’ll see 293 homes listed across the BB12 area. However, only 171 of those are "fresh" and currently available to buy. Most people are asking for around £180,823 for their homes. To put that into perspective, that’s roughly what you’d expect to pay for a lovely 3-bedroom semi-detached house in many parts of our neighbourhood.

But here is the "Did You Know" moment: There is a bit of a tug-of-war going on. While sellers are putting "For Sale" signs up with that £180k price tag, the price people are actually paying—what we call the sold price—is sitting lower at £149,231.

Mind the Gap

This £31,592 difference is what I call the "Expectation Gap." It tells us that while people selling their homes in areas like Royle or Dugdale Road are feeling very confident, buyers are being a bit more cautious. Currently, sellers are asking for about 21% more than what buyers are actually handing over at the end of the day.

Even with that gap, it is still very much a "Seller’s Market." This means there are more people looking to move into the area than there are houses available to buy. When choice is tight, those who have a house to sell are in a much stronger position.

What does this mean for you?

Whether you’re living in a cosy terrace or a grand farmhouse, the BB12 market is moving fast. About 30% of the homes on the market are "turning over" (selling and being replaced by new ones) every month.

If you’re thinking of selling, the demand is definitely there—you just need to be mindful that what you see on a website might be a "wish list" price, while the "sold" price is the reality. But with £12,000+ in extra value gained over the last few years, most homeowners in BB12 are sitting on a very tidy nest egg indeed.
